These services are all part of the process of finding you a rental that makes personal and financial sense.
We will work with you to determine your ideal space, including configuration, special requirements (i.e. pet friendly), price point and location.
We will advise you of current market conditions, current rental rates and what additional costs to expect when renting.
Once we have determined the best type of rental to meet your needs, along with the minimum requirements you will consider and budget, we will begin our search.
We compare locations which fit your criteria in order to identify the best options. Variable will be quantified to establish the all-inclusive annual cost of each alternative to make a true “apples to apples” comparison. We will preview all properties or arrange viewings with you.
Many rental rates can be negotiated, and most landlords are open to this based on the strength of the applicant. Through our pre-application process we can qualify you to ensure a favorable outcome and fast track the application.
We will assist in navigating the lease and advise you as to how each clause relates to the BC Residential Tenancy Act.
Our Fee Structure
A non-refundable deposit of $500 is required before commencing services. Deposits may be paid through e-transfer, cheque, certified cheque, debit, or cash.
Once the desirable property is located and the lease is negotiated and signed, a commission equivalent to one month rent is payable to the agent. The $500 deposit will create part of this fee.
Commission to Agent
The tenant shall have no obligations to pay any commission to the agent if the leasing falls through without fault or on part of the tenant, however, the deposit will not be refunded.
